Shorter notice than a fixed term ending, and usually a landlord marketing the property around you while you pack.


What this does to the move

  • A break clause gives you less warning than a fixed term running out, and the notice you have to give is set by the agreement rather than by what would be convenient. The move gets planned inside that window rather than around it.

  • The awkward part is that the property is frequently being viewed while you are still living in it, which means the flat has to look presentable right up until the day the boxes appear.

  • That argues for packing late and packing well rather than packing early and living among crates. We will bring materials when you want them rather than as early as possible.

  • Materials delivered late where the property is being marketed

  • A date held on short notice, including at a weekend or outside office hours

  • Condition photographs at check-out, because a marketed property gets inspected closely

Watch for

Break clauses often require the property to be returned in a specific condition to be valid. Read that clause before you start taking shelves down.
